Tenerife Property Buying Guide

Investment Types

Buying bricks and mortar has always been seen as a strong investment, buying bricks and mortar in the sun even stronger. Tenerife has long since enjoyed solid property prices and continued growth, largely in part to its all year round climate and strong rental potential.

For those looking for an investment, there are different kinds to consider;

Off-Plan Investment

One of the most popular investments is the off-plan purchase. This is when you buy early on a new development and take full advantage of the price increase during the course of the build. This is normally 12 – 18 month’s, you then sell the apartment on before completion. You do need to bear in mind though changes in the market. Although Tenerife is a strong destination for investment, occasionally there can be a slow down in the market, this may mean that you have to complete on the property, so you need to ensure you are able to do this.

Buy To Let

This involves the purchase of a property that you then rent out to visitors of the island. The potential is then there to generate a good income, especially given that Tenerife has a 12 month season, ensuring you can obtain the maximum return. The benefit of this investment is the fact that you also have a holiday home that you can use and you are also going to get capital appreciation over the period of your ownership.

Holiday Home

This is a straight forward investment and one that can be made with the heart instead of the head. Although this is a private purchase purely for your own use, small rental incomes could be gained from family and friends but as this is more of a long term investment, the real benefit is going to come from the capital growth in the market.
